As one of the most heavily used community facilities in Hot Springs Village, the Coronado Fitness Center required a roofing system that could handle moisture, fluctuating temperatures, and long-term foot traffic from rooftop mechanical access. The original Durolast PVC roof was aging and losing effectiveness, prompting a complete system upgrade.


The goal: deliver a watertight, energy-efficient roofing system with minimal operational impact.

Our Solution

McAlister Group replaced the existing PVC roofing system with a fully adhered TPO solution — the same high-performance approach used at Freeman Shopping Center. The roof installation included advanced flashing work and membrane sealing over plywood decking and ISO insulation for optimal durability and waterproofing.

Scope of work included:

  • Removal of Durolast PVC membrane and insulation board
  • Installation of ISO insulation, mechanically fastened to plywood decking
  • Heat-welded 60 mil TPO membrane, fully adhered across the surface
  • Advanced seam welding at elevation changes and parapet transitions
  • Protective detailing at penetrations and rooftop mechanical units
  • System currently pending inspection for a 20-Year No Dollar Limit warranty
